Vision for transformative East Point
Commons becomes clearer

Development is described as equitable to reshape, and enliven blocks near East Point’s historic core. 

Plans are coming into clearer focus for a mixed-use East Point development that’s been described by the city’s mayor as an equitable, legacy project representing a once-in-a-lifetime opportunity.

Mynd Match Development Group is expected to submit a concept plan and preliminary plat for the Downtown East Point Commons redevelopment—or The Commons, for short—to city leadership for review and approval by the end of this month, a city spokesperson tells Urbanize Atlanta this week.

Project leaders are scheduled to again present updates to the East Point City Council during its next meeting September 6 as The Commons edges toward breaking ground.

Exactly when construction might begin hasn’t been determined. But plans for what The Commons will bring to a largely empty, 9-acre site along Main Street have become more detailed since the project was announced in late 2021.

As laid out in new site plans, The Commons calls for roughly 79,000 square feet of commercial space in the form of offices, shops, and restaurants.

On the residential side, 316 multifamily units and 23 single-family townhomes are in the works, alongside 11,440 square feet of amenity areas. Plans also call for 403 parking spaces in two garages, with more parking at street level.

The intent is to provide equitable housing, more services, and retail options while extending the city’s walkable appeal northward toward downtown Atlanta. The TVS-designed venture is expected to cost $111 million, city officials said in December.

The future costs of The Commons townhomes and apartment rents haven’t been specified, which isn’t uncommon for a project that will likely take a couple of years to fully open—amid a turbulent market, no less.

After the city council approved a development agreement with Mynd Match in November, East Point Mayor Deana Holiday Ingraham predicted The Commons would become “a placemaking destination that will be catalytic to revitalizing our downtown.” Excell Lewis, Mynd Match’s chairman and CEO, forecasted the project will create 1,500 jobs, including work for local contractors during the building process.
